2019 Data Center Projects

WISCONSIN DATA CENTER
April, 2019
Cordry Appraisal Services, Inc. has completed an assignment to appraise a 60,000 square foot, Tier 3 equivalent enterprise data center in the state. The facility is 100% leased by a single tenant.  The appraisal is to be used by the client to assist in the determination of a fair market rental rate for the property. 

MISSOURI DATA CENTER
January, 2019
Cordry Appraisal Services, Inc. completed an assignment to appraise a multi-story carrier hotel Missouri.  The facility is operated by a major managed services provider.  The appraisal was used by the client for a potential tax appeal, with Cordry also providing litigation/expert witness support.

Cordry Appraisal Services, Inc. is proud to have provided for the third consecutive year, research and data to two of the most comprehensive year-end US and North American data center acquisitions reports that are published in the market. Using our extensive resources and contacts with appraisers, brokers, and data center owner and operators, we were able to provide first hand confirmations from parties to the transactions.

The number of data points we evaluate has continued to expand and this year we have been able to bring even more to the table. Beyond sales prices, raised floor square footages, lease terms and overall capitalization rates, we were able to provide detail on such items as the buyer and seller, the year commissioned, lease terms, critical power and property tier levels – providing the most complete detail and allowing complex “next level” analyses.

CENTRAL OHIO DATA CENTER
December, 2018
Cordry Appraisal Services, Inc. has completed an assignment to appraise a 60,000 square foot, Tier 3 equivalent colocation data center in central Ohio. The facility is 100% leased by a single tenant.  The appraisal is to be used by the client for mortgage lending purposes. 

PUERTO RICO DATA CENTER
November, 2018
Cordry Appraisal Services, Inc. has completed an assignment to appraise a 100,000 square foot data center with sub-sea cable landing station located in Puerto Rico. The facility is operated by a telecom company. The appraisal is to be used by the client for the potential marketing and sale of the property.

Additional consideration of the potential cost/benefit from Direct Liquid Cooling (DLC) utilizing dielectric fluid immersion was made and a test installation has now been made. Our liquid cooling analysis considered the initial equipment costs versus the benefits in energy, maintenance and life span of the equipment, along with an analysis of its capacity to serve higher densities.

CENTRAL ALABAMA DATA CENTER
October, 2018
Cordry Appraisal Services, Inc. has completed an assignment to appraise a 30,000 square foot data center in central Alabama. The facility is operated by a health care IT company. The appraisal is to be used by the client for the possible re-positioning of the asset as a colocation data center with the current owner potentially entering into a partial sale/leaseback of the property.

NORTH CENTRAL ALABAMA DATA CENTER
September, 2018
Cordry Appraisal Services, Inc. has completed an assignment to appraise a 20,000 square foot data center in north central Alabama. The facility is operated by a 911 communications entity. The appraisal is being be used by the client for the potential marketing and sale of the property.

NORTH CAROLINA DATA CENTERS
Summer/Fall 2018
Cordry Appraisal Services, Inc. has completed appraisals on a multiple building, Tier III, data center campus in central North Carolina. The facility is owned and operated by a hyperscale cloud provider that is among the largest in the world.

The buildings have been built with varying infrastructure over multiple phases. The campus is spread across multiple parcels and is substantially fueled with renewable energy.

The appraisals will be used to assist the client in establishing the value of the property to determine an appropriate assessment.  To meet the client’s needs, Cordry Appraisal Services, Inc., has provided separate and distinct valuations for each data center building, as well as a valuation for the combined improvements within each parcel.

Cordry Appraisal Services, Inc. has recently completed an assignment to appraise two 30,000 square foot, Tier 2+/Tier3- colocation/IT data center and general office building properties in Kansas. The two buildings were purpose built with data center components, but each building had a substantial general office building presence. The data center in each building was third party leased and operated by a managed services provider. The appraisals were used by the owner to assist in attaining financing for tenant improvements which were utilized to retain existing tenants.

PENNSYLVANIA DATA CENTER
October 2016
Cordry Appraisal Services, Inc. has recently completed an assignment to appraise a 200,000 square foot Tier III plus enterprise data center in Pennsylvania.  The facility is owned and operated by a Global 500 pharmaceutical company and is under-utilized.

The owner had been consulting with a number of major national and international real estate firms regarding the potential marketing of the property, but a consensus on the valuation of the property had not been reached.  Cordry was hired by the owner and the appraisal was used to not only establish the value for the potential marketing of the property but to also value the asset and market rent for a potential sale/leaseback of the property.

TEXAS DATA CENTER
August 2016
Cordry Appraisal Services, Inc. has recently completed an assignment to appraise a 300,000 square foot Tier IV enterprise data center in central Texas.  The facility is owned and operated by a Fortune 100 financial services company with international operations.  The appraisal was successfully used by the client in a mediation relating to a tax appeal covering several years.

OHIO DATA CENTER
May 2016
Cordry Appraisal Services, Inc. has recently completed an assignment to appraise a 25,000 square foot Tier III enterprise data center in central Ohio.  The facility is owned and operated by a major insurance company and is under-utilized.  The appraisal was used by the owner for accounting purposes and to provide an estimate of market rent relating to the potential sale/leaseback of the property.
