Meet the Staff

Reg W. Cordry

Reg Cordry established Cordry Appraisal Services in 1984 and remains active in the day to day operations. Reg has over 40 years experience in real property valuation, with experience in a broad range of commercial and residential property types.

Reg is a past president of the Kansas City Chapter of the American Institute of Real Estate Appraisers and a former instructor for the Appraisal Institute. He earned the MAI designation of the Appraisal Institute in 1984 (now retired), and is a Certified General Real Property Appraiser in Missouri. Mr. Cordry has qualified as an expert witness on residential and commercial real estate in Kansas, Missouri and federal jurisdictions and serves as a Court-Appointed Appraiser for Johnson County, Kansas.

Mr. Cordry has a Master’s degree in Business Administration from The University of Missouri – Kansas City and bachelor’s degree in mathematics from Missouri State University.

Kevin P. O’Bryan, MAI

Kevin P. O'Bryan

Kevin O’Bryan has been with Cordry Appraisal Services since 1990. He is a principal in the firm and currently serves as its President and Director of Commercial Valuation Services, responsible for all facets of the commercial business. Mr. O’Bryan remains actively involved in the valuations of all property types, with specialized expertise involving data centers, right of way, hotels and historic and renovated properties.

Mr. O’Bryan holds the MAI designation as granted by the Appraisal Institute and is a Certified General Real Property Appraiser, holding active licenses in both Kansas and Missouri where he has been qualified as an expert witness in both states. Mr. O’Bryan also holds licenses in New York, Pennsylvania, Texas and Washington.

He is a past recipient of the Appraisal Institute’s Thavis Arnote scholarship presented for “Outstanding Candidate Achievement and Contribution to the Appraisal Industry” and is an active Affiliate Certified Commercial Investment Member (CCIM) in the Kansas City chapter.

Mr. O’Bryan earned a Bachelor’s degree in Liberal Arts, as granted by the University of Kansas, with an emphasis on Economics.

Peggy A. Murphy

Peggy Murphy is a Certified Residential Real Estate Appraiser licensed in the states of Kansas and Missouri. Murphy has previous experience as a bank officer. She has appraised residential properties in the Kansas City metropolitan area since 1993 and has been associated with Cordry Appraisal Services since 1996.

Peggy has a Bachelor of Science in Business Administration degree with a Real Estate Major from Rockhurst University, Kansas City, Missouri.

Andrew W. Utlaut

Andrew is a commercial appraiser and has been with the firm since 2011.  He is involved in the valuation of all types of commercial real estate with some emphasis in subdivisions and small multi-family residential development. 

Andrew Utlaut initially served as a Research Analyst in our commercial valuation department and was responsible for the maintenance and integration of our market leading CORE Reports utilized in our appraisals and consultations. Mr. Utlaut is pursuing his General Real Property Appraiser certification, with 150 hours of qualifying education.

Mr. Utlaut earned a Bachelor of Science degree in Human Environmental Science from the University of Missouri, and has previous experience as a real estate agent.

Jim Cummings

Jim Cummings has held real estate licenses in Kansas and Missouri since 2017.  He has been with the firm since November of 2019 and appraises commercial properties. Jim currently holds a license as a Certified General Real Property Appraiser, having completed 300 hours of education and more than 3,000 hours of supervised appraisal experience.

Mr. Cummings earned a Bachelor’s of Business Administration Degree from Pittsburg State University in 1997. 

Scott Nicholson

Scott Nicholson brings has experience as a residential appraiser to the firm, joining Cordry in 2023. Scott began his career at Nicholson & Company in 1984, quickly moving from an assistant’s role to a senior appraisal role and even leading the firm for a few years while his father, Ken Nicholson, served as national President of the Appraisal Institute. The training Scott received led to a leadership role at Bank of America and affiliated spin-off appraisal management firms where he served in roles from residential appraiser to senior vice president and manager of the appraisal staff across the entire US.

Scott currently provides leadership and training for our residential appraisal staff and is a part of the company’s business development and right of way teams.

Scott attended the University of Kansas before transferring to Pittsburg State University where he graduated with a Bachelor of Science Degree in Business in May 1989.

Devan Thomas

Devan Thomas has been with the firm since March 2022 and appraises residential properties. Devan currently holds a license as a Certified Residential Real Property Appraiser, having completed 200 hours of education and more than 1,500 hours of supervised experience.

Mr. Thomas earned a Bachelor’s of Business Administration from Pittsburg State University with dual Management and Marketing degrees in 2019. 

Jan S. Tittel

Jan Tittel currently serves as the Office Manager for the company and has been with us since 2000. Jan handles all of the administrative functions of the office and is perhaps our most valuable asset.
