Kevin P. O’Bryan, MAI, leads our data center valuation practice and has been involved with a multitude of local, regional, and national data centers, including multiple appraisals involving the largest data center in the Southeast United States. His analyses have involved collateral evaluations for banks, insurance and financial services companies, and international corporations, as well as tax appeals, and litigation support.

Kevin’s experience has earned the trust of some of the most prominent data center owners, operators, and brokers in North America. Kevin maintains these relationships and has built upon them – attaining first-hand market data covering the majority of the data center sales and most prominent lease transactions that occur in the market.

Our typical data center appraisal analysis utilizes this information in providing an evaluation of the overall market and regional and local trends in the industry; an analysis of the raised floor area and power found in the market; the redundancies of the property appraised and the functionality of its design; the depreciation of the building shell and data center infrastructure; a complete analysis of lease, occupancy, and expense considerations; and application of a market overall capitalization rate, reflecting the individual risk characteristics for the property.

Recently, we have appraised the flagship hyperscale data center campus of a global cloud content services provider. Other prominent data center appraisals that have been completed within the last several years have included Tier 3 and Tier 4 enterprise data centers occupied by global financial services companies, a global pharmaceutical company, and a top insurance provider.

Our most recent exposure to enterprise data centers has included analysis of the under-utilization of facilities, as well as establishing a market rent and cost analysis for the repositioning of a facility to a colocation data center, and the evaluation of potential sale/leaseback scenarios. Additionally, we have provided appraisals for tax assessment and litigation support.
